Coventry Grove
Stamp duty offer terms
Coventry Grove9 Coventry Street, Montmorency VIC 3094
www.coventrygrove.com.au
The developer pays stamp duty in full on the first four land sales. This offer ends on 18 December 2026, or when the first four qualifying sales are reached, whichever comes first.
This is an offer from the developer. It is not a government exemption, concession or rebate.
1. These terms and your contract
This page and any advertisements describe a promotional offer only. They do not give you a legally binding right to the offer.
You only receive the benefit if all of the following apply:
- we decide you are eligible;
- we decide your contract is a qualifying sale;
- your signed contract of sale includes a special condition that we will pay the duty described in these terms; and
- that contract settles.
If there is any difference between an advertisement, this page and your signed contract, the signed contract prevails.
2. The offer
If those conditions are met, we will pay the Victorian land transfer duty (commonly called stamp duty) that the State Revenue Office of Victoria assesses on your contract to buy the land.
The offer covers stamp duty on the land purchase only. It does not cover any later house, home or builder’s contract, and it does not cover any extra duty that arises because a land contract and a building contract are treated as linked.
3. Eligibility
We decide whether you are eligible.
The offer is not available if you are the vendor or developer, a related party or associate of the vendor or developer, or you are buying on their behalf.
4. Qualifying sales
A sale can only qualify if it is a contract of sale for one proposed land lot at Coventry Grove, signed by both you and the vendor on or before 18 December 2026, and we decide it is one of the first four qualifying sales.
We decide whether a contract is a qualifying sale and the order of sales. We will base that order on when both parties have signed, as shown in our records. Our records are final.
You do not need to have settled, and your contract does not need to be unconditional, by 18 December 2026. Settlement takes place on the date in your contract, which may be after the offer ends.
If your contract ends before settlement, including if you cool off, you will not receive the benefit. That does not automatically extend the offer to another buyer. We have no obligation to offer any unused place to anyone else.
5. When the offer ends
The offer ends on 18 December 2026, or when we have accepted four qualifying sales, whichever happens first.
We may also withdraw or close this offer earlier, at any time, for anyone who has not yet signed a qualifying contract that includes the special condition described above. We do not have to keep the offer open until 18 December 2026.
After the offer ends or is withdrawn, no new contracts can qualify.
6. What we pay, and what we do not pay
We pay the land transfer duty that the State Revenue Office of Victoria assesses on your land contract, after any exemption or concession you are personally entitled to. If little or no duty is assessed, we pay only that assessed amount. There is no cash payment in place of duty.
We do not pay:
- foreign purchaser additional duty;
- penalty tax or interest;
- duty on a later building contract, or extra duty because contracts are linked;
- extra duty arising from a nomination or sub-sale;
- land tax, vacant residential land tax, council rates, GST, conveyancing fees, registration fees, or any other tax, fee or charge.
7. How it is paid
Land transfer duty in Victoria is ordinarily paid at or around settlement. If you have a right to the benefit under your signed contract, we will pay the assessed duty on your land contract, or reimburse it, at or around settlement, through the usual settlement arrangements with the conveyancers.
Payment is only made if your contract settles. You will still need to instruct your own conveyancer or solicitor and complete the usual duty forms. We are not giving you legal, tax or duty advice. The State Revenue Office assesses the amount.
8. Other conditions
The offer applies to one lot per purchaser. People or companies related to you are treated as the same purchaser for this purpose.
The offer cannot be exchanged for cash, except as payment or reimbursement of the duty described above.
It cannot be combined with any other incentive we offer, unless we agree to that in writing.
The lots are proposed. Lot details are subject to the contract of sale, survey, the plan of subdivision and required approvals. Current availability and lot pricing are available on enquiry.
9. How to enquire
To ask about a lot, including current availability, pricing and whether this offer is still open, contact Luke Coventry of Jellis Craig on 0411 233 579, or use the enquiry form at www.coventrygrove.com.au.
These terms are governed by the laws of Victoria, Australia.
